RENTING 101: Security Deposit Template

If you’ve ever moved out of a rental property, you know how crucial it is to get your security deposit back in full. However, ensuring that your deposit is returned without issues can sometimes require a bit of effort on your part. Your security deposit must be refunded to you within 30 days after you move out of the apart- ment or house, if you provided a written forwarding address to your landlord. You can provide your forwarding address at any time; however, the landlord’s duty to refund does not exist until you do so. If your landlord has cause to retain all or a portion of your security deposit, the land- lord must provide you with a refund of the balance of the security deposit, if any, together with a written description and itemized list of all deductions within 30 days of your move out (or within 30 days of you providing your forwarding address in writing). To find more information regarding security deposits, read here.

One of the best ways to protect yourself and avoid misunderstandings is by sending a security deposit request letter. This formal, yet polite, document ensures you’ve clearly communicated your expectations and gives the landlord a clear understanding of your intent to receive your full deposit.

Thank you for your prompt attention to this matter. I look forward to your response.
