When you’re touring a rental property, here are the key things to look for and ask about. Keep this checklist handy to help you make an informed decision!

Before the Tour:
Check the Neighborhood: Visit the area at different times of day and night to assess noise, traffic, safety, and lighting.
Research Amenities: Confirm if the property has the amenities you need (e.g., parking, laundry, pet policy).
Prepare Your Questions: Write down any specific questions you have (e.g., about rent, maintenance, or renewal terms).
During the Tour:
Inspect the Condition: Look for any maintenance issues, such as water damage, cracked walls, or pests. Take notes or photos if needed.
Ask About the Lease Terms: Understand the length of the lease, rent increase policies, and any additional fees (e.g., utilities, parking).
Check for Safety Features: Make sure there are working smoke detectors, secure locks, and proper lighting in common areas.
Test Appliances & Utilities: Make sure everything is working—turn on faucets, check the water pressure, test light switches, and appliances.
Evaluate Noise Levels: Pay attention to sounds like traffic, neighbors, or construction that could impact your peace and quiet.
Important Questions to Ask:
What’s included in the rent? Are utilities like water, gas, or trash removal covered?
What is the process for renewing the lease? Will rent increase, and by how much?
How are maintenance requests handled? Is there an emergency repair hotline?
Can you make any modifications? (e.g., painting walls, hanging pictures)
What’s the parking situation? Are there designated spots or street parking?
After the Tour:
Review the Lease Agreement: Make sure all the terms discussed during the tour are in writing before signing.
Do a Final Walkthrough: Double-check the property once more before deciding. Trust your instincts!
